Access Statement

Introduction
Taylors is a 1st floor 2 bedroomed apartment in Beadnell House. It is approached from the road down a gravelled drive and accessed through the main front door of the House. Car Parking is designated in the grounds - 2 spaces per property. There is a 3cm thresh up to the front door, an inner door opening to the right into the communal hall, the main staircase has three flights of stairs up to the fire door opening outwards to the right, the apartment front door is on the left of the fire
lobby. Once inside the apartment everything is on one level, there are no steps or threshes

Pre-Arrival
• The nearest bus stop is next to front gates of Beadnell House, 50m away Chathill Railway Station is 5 miles away
• Taxis can be booked by telephone

Arrival & Car Parking Facilities
• Designated Car parking is available on the right hand side as you enter the drive.
• Outside the grounds of Beadnell House the pavements are in good repair, and generally the area is level.

Main Entrance & Reception
• The main entrance is the front door. The key for this door is located in the key safe to the right of the door, you will receive the code with your directions.
• There is PIR operated lighting in the grounds.
• The front door is has a thresh of 3cm through a door 120cm x 210cm, The keyhole is 141cm high. The key must be turned to the right and the lower handle turned as well.
• The front door opens into the hall area and is hinged on the left. The flooring is coir matting then carpet.
• Through the inner glazed door hinged to the right 211cm x 97cm
• The lights switch on automatically.
• The apartment is up one long, one short one medium flights of stairs all carpeted with a banister to the right. Flight 1 is 10 steps, each 17cm high, 128cm wide 37cm deep, a half landing 140cm x 140cm , Flight 2 is 4 steps, each 17cm high, 127cm wide 37cm deep, a half landing 140cm x 140cm. Flight 3 is 7 steps, each 17cm high, 128cm wide 37cm deep, to a top landing 140cm x 2500cm.
• A fire door opens towards you hinged to the right. The handle is 100cm high.
• The apartment is on the left, the front door is hinged left 93cm wide x 210cm high, the key hole is 83cm high and the door handle is 89cm high.
• The front door opens into a hall, there is an opening opposite the door 94cm wide by 211cm high.
• The lounge kitchen diner is on the left, Bedroom two on the right.
• Turning right from the front door along the hall the bathroom is straight ahead and the master bedroom is on the left.
• On the work surface in the kitchen is the 'Welcome Pack' which has all details about the property within it.

• Door from the hall to the lounge / dining room is 70cm wide by 196cm high.
• The floor is carpeted, there are 2 , 2 seater sofas,

• There is a 4 shelf book case holding a small library of books, maps, CDs DVDs etc.
• A side table doubles as a desk is situated in the kitchen window.

Self-Catering Kitchen
• The kitchen is off the lounge the floor is tiled. Fire blanket at 84cm high, at the end of the kitchen island unit.
• The work surface is granite and 92cm high and 60cm deep. The sink and electric hob are also at 92cm high.
• Above the hob is an extractor unit which operates by controls at the front, there are wall cupboards as well as under bench cupboards and drawers.
• The water heater is in the upper cupboard to the left of the sink.
• A microwave is also available on the work bench to the right of the hob.
• The dishwasher is under bench to the left of the sink. The door opens from the top downwards
• There are integrated fridge and freezer under the bench.
• Catering standard crockery is provided in the cupboards above and below the work surfaces. Glasses and cups etc are in the wall cupboards.
• The electric oven can be accessed from the front. The oven door grill is under bench height.
• The kitchen is lit by the main room lights which are switched from the end of the island unit, and under cupboard lighting the switch is situated under the boiler cupboard.

Laundry
• There is a front loading washing machine available in the space between sink and the cooker.
• The washing machine is 40cm wide and 86cm high.
• In the property a drying rack is stored in the hall cupboard..

Bedroom 1
• The original door is hinged on the left and opened by traditional knob the door is 84cm wide x 198cm high.
• There is a Zip and link Super king size bed, this can be one bed 6foot wide and 6 foot 6 inch long, or two 3 foot singles. and will have been made up as per your bed make up request.
• All bedding is cotton or percale with non feather pillows and quilt.
• The space to the left of the bed is 252cm wide.
• The space to the right of the bed is 116cm.
• As a set of twins the beds split with a gap of approx 1 metre in the middle
• The main room light has a switch next to the door on the left. There are two separate bedside lamps available by each side of the bed. Spare blankets are stored in the wardrobe 195cm high
• There is a chest of drawers height 82cm, a dressing table 79cm high has lamp and a mirror 60cm high
• A TV is situated on the chest of drawers

Bedroom 2
• The original door is hinged on the right and opened by traditional knob the door is 94cm wide 206cm high
• There is a standard size double bed and one single bed. All bedding is cotton or percale with non feather pillows and quilt.
• The space to the left of the standard double is 97cm wide to the right of the bed is 140cm with a bedside cabinet max height 60cm
• There is a wardrobe max height x198cm on the right as you enter the room,
• The light switch is on the left as you enter the room
• There is a chest of drawers with a TV on top and a dressing table
• Spare blankets are stored in the wardrobe

Bathroom
• This is accessed from the landing, the room is tiled with beige travertine tiles to floor and walls, there is a bath height 59cm. The shower is a separate cubicle to the right as you enter and is a 900 quadrant, mains operated.
• Bathroom Door 74cm wide by 199cm high. opens with a knob and is and is hinged on the left.
• The toilet seat is 44cm high - the space to the right is 66cm and to the left 44cm. The sink height is 86cm.

This apartment can be rented individually or a group of up to 9 can rent Taylors and the Penthouse together.
The apartment sleeps up to 5 in 2 bedrooms and accepts children. 1 well behaved pet welcome by arrangement.

Beadnell has a choice of village pubs, hotel and restaurant, and shop, so no need to drive for an evening out!

A boat trip to the Farne Islands from Seahouses Harbour, just a mile or so north, is a must for anyone interested in birds and castles abound both north and south. In Beadnell you will find beaches in both directions and a small harbour - popular with divers and sailors. A haven for both young and old.

Bringing Your Dog on Holiday to Taylors Apartment

Taylors Apartment welcomes well behaved dogs (up to 2) @ £25 per dog per week or part thereof. When you book you will be asked to provide some information about your pet which will aide the owner in ensuring that the property is set up to welcome them.

A bit of K9 etiquette should be observed during your stay:-

  • Your pet should not be left in the property unattended (unless crated - crates can be hired)
  • Your pet should not be allowed in the bedrooms or on furniture
  • On booking for your pet, you are confirming that it is fully up to date on its flea treatment.

 

Notes and Conditions:

  • Dogs are accepted @ £25 each per week (up to 2 medium), they must not be left alone in the property unless crated.
  • Cot and high chair are not provided at the property but can be hired on a first come first served basis on booking.

The apartment in ideally located for trips around Northumberland and even Scottish borders and Edinburgh. Locally there are 3 very good eateries, the pub next door and the 2 cafes. There are good walks on all the beaches locally.

This is a beautiful apartment with everything you could need, so clean and spacious, so close to the pub and restaurants and beach not far at all we absolutely loved it here, dont forget your milk as the local shop very unfriendly which lets the whole area down no wonder shes selling

Taylors Beadnell is a lovely, spacious apartment in a beautiful setting. Unfortunately the lack of attention to maintenance meant that we did not have a functioning shower throughout our stay. There were other less significant issues which demonstrated that the apartment is not being looked after to the high standard we expected of a luxury apartment.

Perfect location in a beautiful village. all in all it’s very tired, paintwork extremely grimey and dusty. Most windows don’t open as the cords are broken. Lighting poor, the fittings look like they have been bought in a charity shop as do the pictures. Some of the lights in the kitchen area don’t work, bulbs need replacing. One of the curtains in the main bedroom needs fixing and in the bay window the curtains are threadbare. The hot water temperature has been turned down to such an extent that it’s warm only in the bathroom just what you do not need in chilly weather. Standard of kitchen cutlery/utensils/crockery not great and not much of it. The freezer needs defrosting desperately as very difficult to open the drawers without pulling off the drawer fronts. Would I stay again at Taylor’s, that would be a no.

We have stayed in Taylor’s multiple times. Very much a home from home for us in a favourite location ans area.

The apartment was excellently appointed and clean, but it seemed to lack good housekeeping and proper attention. For instance, the boiler was not working properly, and while we could live with this for hot water the malfunction was know to the agents but they did nothing to leave us instructions on how to deal with the problem. The extractor fan and shaver light in the bathroom were not working, which again should have been spotted. Also the refill mechanism on the one toilet stopped working, while the carbon monoxide alarm started to beep and malfunction. Your maintenance team were quick to remedy, but most if not all of the above could have been prevented with proper, considered maintenance. Many of the instructions appeared out of date and compiled some years ago by a previous owner, and in spite of them saying no dishwasher tablets or washing powder was left for us. Finally, it would have been nice if a welcome pack including some cakes or a bottle of wine left, which would have been much appreciated after such a long journey.

Within easy reach of Alnwick, inland the Cheviot Hills and northward the border town of Berwick upon Tweed.
Nearest Rail Station - Chathill (very limited service from Newcastle), main line Alnmouth.
Nearest Airport : Newcastle International
Nearest Main Bus Station : Alnwick - however, direct routes to Beadnell available from both Berwick and Newcastle.
