Description

Completely renovated and modernised, this old detached cottage has been furnished to a very high standard and yet retains plenty of its character and charm with exposed beams and open fire. Situated away from the centre of the small village of Kings Meaburn, it enjoys an idyllic setting in a quiet, beautiful position on the banks of the River Lyvennet in which free fishing is available.

Centrally situated in the Eden Valley between the Dales and the Lake District, this is an ideal centre for a relaxing or touring holiday, whilst the Scottish Borders and Hadrians Wall are also easily accessible.  For the walker there are many pretty country walks in the immediate area.

GROUND FLOOR:
Lounge: Wood burning stove, Smart TV, DVD.
Kitchen/Diner: Hob, oven, microwave, fridge, freezer, dishwasher, table and chairs. Patio door to garden.
Utility Room: Washing machine, tumble dryer and toilet.

FIRST FLOOR:
Bedroom 1: King-size bed, wardrobe, chest of drawers.
En-suite: Shower, toilet, washbasin.
Bedroom 2: Zip and link twin beds can be made into a king-size bed on request. Wardrobe, chest of drawers.
Bedroom 3: Twin beds, wardrobe, chest of drawers.
Bathroom: Bath, shower over bath, toilet, washbasin.

Pets: 2 pets welcome at additional charge
Garden: Patio with garden furniture and large garden sloping down to the river banks, perfect location for fly fishing. There's a 1 meter high, dry stone wall around the garden. A Webb charcoal BBQ is also available for summer.

Parking: Ample parking.
Heating: Wood burning stove (logs provided) and central heating. Under floor heating downstairs.
Short breaks: Not accepted at peak times.
Notes:  Cot, high chair and Z-bed available. Due to the proximity of the river, children must be supervised at all times. Unlimited WiFi is available free of charge. No smoking at this property. Mobile phone signal is weak.

Pub & Post Office: 0.25 mile.

Lovely cottage in lovely location. The walks through the woods and along the riverside both side of the cottage were great for dogs and we saw many other dog walkers along the route. The location was very quiet and peaceful. The cottage was sufficiently equipped for self catering with enough equipment for making home cooked meals. It was warm and cosy and there were no issues with the hot water or plumbing. Thoroughly enjoyed our stay there and would visit the cottage and area again.

This is a lovely cottage with all mod cons. We had a lovely week here and our host left roses and a bottle of wine for us on arrival - a very kind gesture. The house is in a lovely setting with lots of walks nearby and a pub ten minutes walk away. Can highly recommend it.

A beautiful cottage in a stunning location. As soon as we pulled up outside we were impressed and it just got better and better. Having a woodland walk literally on the doorstep was perfect for our two dogs and our two and a half year old grandson loved throwing stones in the river. The cottage was warm, comfortable and had everything we needed for the perfect family holiday. This was an area we’ve not previously visited but it’s amazing and we definitely hope to return to Well Tree Cottage soon. Thank you to Wendy for the lovely fresh flowers and bottle of wine.

This cottage has lovely owners it is spotless and extremely well equipped and it is in a beautiful setting. Walks from the door are numerous but even though we holidayed at the end of the summer growth season they are navigable and if quiet wildlife is varied. Our only problem is we eat between 4 and 5 in the afternoon and the local pub opened at 5, on a very warm day we walked up the steep road to the village and walked back down again thirst not quenched, we are so used to our local being open from midday, our fault though.

Beautiful, peaceful setting. Perfect for our labrador, who enjoyed swimming in the river each day. Cottage was very well equipped and the owners brought more logs for the fire mid week. We visited Pooley bridge, Aira Force waterfalls and had friends staying at the Center Parcs (just 15 mins away) so visited them a couple of times too. Some lovely family time with my 2 boys (9 & 11) and my dad.

We enjoyed the most wonderful stay at Well Tree Cottage. The cottage is set in a beautiful location and is immaculately presented with every home comfort you could wish for. We've stayed in a number of cottages across the UK and Well Tree Cottage is in our opinion one of the best. The area is great for walking with public footpaths on the doorstep. There is a lovely pub in the village which makes delicious food and the surrounding villages have several other options too if you don't fancy cooking. Highly recommend this place. We will definitely be going back.
