Perfectly located, this character cottage sits just across from the East Lyn River in the delightful harbour village of Lynmouth. With easy access along the banks of the river to the famous National Trust House and Tea Rooms at Watersmeet and all the facilities of this beautiful coastal village which has a choice of individual shops, pubs and tea rooms as well as a picturesque harbour and sand, shingle and pebble beach. Each room in the house offers wonderful views and a well designed front and side patio provides the views as well as the soothing sounds of the river as it flows down to the sea. Laid out over 3 floors the property is deceptively spacious and designed for your comfort. The quality, design and integral character of the property will not fail to impress and if that isn’t enough the magnificent setting makes this a most special location to relax, unwind and enjoy the surrounding beauty of the Exmoor National Park. On the ground floor a comfortable and welcoming living room has underfloor heating and a woodburner in a feature fireplace ideal for the cooler evenings.  A very spacious well designed kitchen/dining room is bright, airy  with the added character of a high apex ceiling and stable doors leading out onto the patio.  The kitchen includes everything you will need to be able to prepare and enjoy time dining with family and friends and the dining area not only has a large dining table but also a comfortable seating area and large Smart TV providing that additional relaxing space for all generations. Two attractive bedrooms can be found on each of the first and second floors, all with wonderful river and valley views and two with ensuite facilities.The additional facilities of a family bathroom on the first floor and a ground floor cloakroom makes this property very flexible and ideal for large multi-generational families or friends wishing to holiday together. The famous water powered cliff railway gives access to the twin village of Lynton with its further amenities including bowls and cinema in season. Delightful country and coastal walks surround the property with fishing and horse riding also available locally.  An ideal location to explore the whole of Exmoor by foot, horseback or car with picturesque  beauty spots such as the Valley of Rocks, Hunters Inn, Porlock Weir and the Doone Valley all easily accessible.

Cloakroom with WC and basin(restricted height - 5ft 6inch). First floor: Bedroom 1 with King, TV and ensuite shower room with WC and basin. Bedroom 2 with Twin and TV. Half landing: Bathroom with bath, shower over, WC and basin. Second Floor: Bedroom 3 with Double with TV and ensuite shower room with WC and basin.  Bedroom 4 with superking that can be converted to twin on request at time of booking and TV.

A beautiful cottage with a wonderful loving, historic atmosphere. The views of the river and hills are stunning. Opening the bedroom window and feeling the majesty of the hills and lifeforce of the river will stay with me forever. Breakfast on the terrace, watching the water caressing the rocks and the rising sun lighting up the hills was utterly idyllic. Although it was Autumn, the cottage was warm in temperature as well as atmosphere. We had everything we could wish for within and without the cottage. The location is perfect for exploring the beauty of Exmoor and the roads are breathtaking. I truly hope to return one day. A little piece of my heart has been left there.

A really great stay with the family - what a fabulous location, lovely garden to sit outside and have a few drinks listening to the waterfalls. There was freshly baked lemon cake, bottle of wine, biscuits and milk upon arrival which made for a lovely surprise. The large sociable Kitchen was equipped with everything you need, & all the starter supplies which was a really nice touch. We would definitely like to come back. Thank you!

Oh my goodness how difficult it is to leave this enchanting corner of the UK. The view from the ‘Mariners’ front window is spectacular, camellias in full bloom, daffodils on the stone wall, the rapidly rushing river, the vertical wall of green, plus the stone wall we saw being built what a treat! The Mariners offered us the perfect environment for soaking up the English culture. We have greatly appreciated the cleanliness, the coziness, and the thoughtful attention to every detail. It is a lovely cottage, in a picturesque location. The cottage is very well equipped, beautifully presented and extremely clean. We loved that it was decorated for Christmas too and the welcome pack was a nice touch and was very much appreciated. A cupboard full of games was also a nice addition. The only thing I would change is the departure and arrival time. In particular, leaving by 9am is quite a rush and most rental properties have a departure time of 10. Overall we enjoyed our stay very much. Thank you.

A great location in Lynmouth. The property is amazingly well equipped and we had a lovely welcome basket and milk in the fridge, etc. Everything was beautifully presented and the rooms were all delightful. We never quite mastered the heating system but doubtless that was down to us. Our local point of contact, Elaine, was great and answered our queries so quickly. Definitely would like to return if we have the opportunity - have stayed in other properties in Lynmouth but this is our new first choice.
