Description

Birdsong Barn is a wonderful holiday cottage getaway, set in its own private nature reserve with stunning meadows, offering a truly unique break with a wildlife safari tour conducted by the very knowledgeable and enthusiastic owner.  

The Barn is situated in the Hamlet of Three Oaks, by a wildflower meadow on the edge of a stream and is surrounded by varied landscape from woodlands to wetlands to wildflower meadows and the whole farm is available for walking, bird watching or just simply reconnecting with nature.

The owner will accompany you on a tour of the 350 acres of this private reserve either by walking or by vehicle where you will see close-up the herd of amazing Konik ponies that are used for conservation grazing. At the right time of year there could be thousands of orchids in flower, you can walk through meadows alive with the sound of grasshoppers and crickets and to date over 35 species of butterfly, 110 species of bird, 22 species of dragonfly and more than 800 species of invertebrates have been recorded. And if you visit in March or April, forage for fabulous wild garlic for the pot.

Whether your interest is birds, butterflies, flowers or just the appreciation of nature, this is the perfect place to relax and enjoy the amazing dawn chorus, performed by the many species of birds that also enjoy spending time here.

The barn dates back to the 18th century and has been restored by local craftsmen to create a beautiful, spacious luxury holiday home.  This property comfortably sleeps 4 in two bedrooms situated on the first floor and there is an added bonus of a double sofa bed on the ground floor.  Nestling deep in the countryside and surrounded by woodland it is surprisingly only 5 miles from the coast and close to the historic towns of Rye, Battle and Hastings with its colourful and vibrant old town.

Ground Floor:
The entrance is at the rear of the property, opening into an Open Plan Sitting Room/Dining Room and Kitchen Area
Entrance Hall has a stunning vaulted ceiling with oak beams and a bespoke oak staircase.  The central area is spacious and full of light with floor to ceiling windows  The oak flooring extends throughout the ground floor with many original, colourful Persian rugs (complimentary slippers are provided) with plenty of hanging space for coats and racks for shoes and boots
Sitting Room has a wood burning stove, two sofas (one a double sofa bed) and a matching armchair, occasional tables with TV and DVD and a home cinema system
Snug Area has a leather sofa with stunning views over the meadow
Dining Area has a country style dining table with four chairs and a bench, a dresser and doors to the terrace at the front of the property
Kitchen is modern and well equipped and is fully fitted with granite work tops, a ceramic tiled floor, a Rayburn cooker, Gorenje fridge/freezer, slim line dishwasher, washer/dryer and a microwave
Wet Room is fully tiled with a large shower head plus a separate hand-held shower, a heated floor, washbasin and w.c.  This room is suitable for guests with mobility requirements and a handrail is fitted by the w.c and a chair for use in the shower is available

First Floor:
All doorways upstairs are low beamed, including the en-suite
Bedroom 1 has oak flooring and a vaulted ceiling.  The curtain fabric brings the natural world inside and there is a king-size bed with matching bedside tables and Christian Wade lamps, an oak wardrobe, an antique oak coffer and a hand made driftwood mirror .  This leads into the fully tiled En-Suite Shower Room with driftwood effect tiles and under floor heating. There is a large corner shower, heated towel rail, washbasin with an illuminated mirror and w.c
Bedroom 2 also has oak flooring and a vaulted ceiling and again the natural world is cleverly reflected in the curtain fabric.  The king-size zip and link bed has been hand-built in oak and there are matching bedside tables with bespoke lamps, a chest of drawers, a hand-made drift-wood mirror, an antique oak coffer and pegs with hangers for clothes
Bathroom has under floor heating, porcelain tiles and a vaulted ceiling. It has a splendid roll-top bath with shower over plus a hand held shower, heated towel rail, washbasin with illuminated mirror and w.c

Garden:  There is a terraced area to the rear and front with outside seating and 350 acres of private nature reserve just waiting to be explored.  Maps of the farm with walks are provided at the property
Parking: There is ample private parking for 4 cars behind and to the side of the property
Heating: Central heating, and a wood burning stove (logs provided)
Notes: Please advise when booking if twin beds or a double are required in bedroom 2. Price includes a full tour that lasts 4- 5 hours. High speed broadband with BT Fibre.

It was made special by the entire magical experience that is Birdsong Barn from the moment we turned onto the track leading to this unique place.

A lovely place to get away to. We went in late May when hundreds of orchids were flowering in the meadow adjacent. The host is very attentive when needed, nothing is too much trouble. Would definitely go back!

We had a lovely stay at bird song barn. The barn is gorgeous and very well equipped, with lovely views and plenty of space. Access to the barn can be challenging however as the access road is really a long narrow track which can become very muddy and water logged and difficult to navigate, particularly in a smaller car. However if guests are happy with this the barn itself once you are there is gorgeous.
