Access Statement

This two hundred year old barn has been recently converted into a four bed roomed accommodation on three main levels. Wherever possible, the original features have been preserved. All the open A frames are visible. There are two large parking areas at the front with an undercover area for bikes. The barn is situated within the farmland and has a patio as well as a grassed area to the side. It has a small lake and plenty of rugged walks. It has three outside doors, all having only one step upward. Inside are three main stairs with 5, 6, and 9 steps each. There are two steps into the lounge. Two outside lights provide enough illumination for all the immediate area. The lounge has an opened A frame ceiling. All the lights and electric points are accessible. A TV, DVD and music centre is in place. The kitchen is on the ground floor and well equipped. All bedrooms have bedside lights and ample power points. There are shaver points in the bathrooms. There is a smoke detection system installed. Also a fire blanket and fire extinguisher are provided.

Description

Maesgwm Barn is a converted stone barn in a fine hillside location on the edge of the Coed-y-Brenin forest, between Dolgellau and Trawsfynydd. Situated on the owners’ smallholding, with chickens, ducks, sheep and pigs in the surrounding fields, the property enjoys lovely views over the forested hills and mountains of Snowdonia.

The Barn retains much character, with lovely exposed beams; there is oil central heating throughout and WiFi available. There are several changes of level, internal steps and stairs. The accommodation comprises:

Ground Floor:

Kitchen Diner: with fitted units, electric oven, ceramic hob, dishwasher, microwave; dining table and chairs. Adjacent Utility area with tall fridge freezer and washing machine.

Bedroom 1: with double bed

Shower Room: adjacent to bedroom 1, with shower cubicle, WC, basin

From the kitchen diner, down a short flight of stairs to the Lower Ground Floor:

Bedroom 2: with king size bed, door to side patio area and En Suite: bath with shower over, WC, basin

From the kitchen diner, up a short flight of stairs to landing area; a few stairs up to

Lounge: a spacious room with locally produced oak flooring, lovely original exposed beams, leather sofas, flat screen TV and DVD player, WiFi, books and games

From the landing area, a few steps up to

Bedroom 3: with cabin bunk, single bed below and additional single bed

Bedroom 4: with cabin bunk and single bed

Cloakroom: with WC and basin

Outside: enclosed patio area to the front with garden furniture; shared grounds with grassed areas, pond, picnic benches etc. As the grounds are open, the pond unfenced and there are animals on site, children should be supervised when outside the enclosed patio area

Coed-y-Brenin Forestry Visitor Centre is just 1.25 miles away; there are mountain bike trails from the door; waterfall, nature reserve, mountains and lakes. An excellent location in central Snowdonia, ideal for mountains and beaches; Barmouth 14 miles, Porthmadog 19 miles, Criccieth 24 miles.

Fabulous cottage in a great location. A well equipped barn overlooking the Coed-y-Brenin valley. Mountain bike trails from the cottage. Bike storage. Walking paths straight from the cottage. Owners live next door & are very friendly, welcoming & helpful .Water is from a bore hole, but has the best shower in a rental cottage we've stayed in. Wifi/ internet/ phone signal is good. Very comfortable beds. Kitchen well equipped.
