Description

This delightful cottage with accommodation on three floors has many interesting and quirky features. A short walk to the village and just a short drive to the beach, this property is perfect for two families to enjoy a coastal break.

Enter the property into a tiled hallway with wood-panelled walls. There are stripped wooden doors throughout and many unique features including the visible wooden beams and origina local artwork. The cosy living room with a fireplace in an original stone wall is the perfect place to curl up in front of the TV, the kitchen/diner is the heart of the home, mixing contemporary appliances with original features. A generous oak dining table sits in front of the gorgeous original stone fireplace of the old Temperance Hall, the perfect space to socialise together.

Steep winding stairs lead up from this room with a 19th-century ship's mast featured at the centre, three of the bedrooms and the family bathroom can be found on this level and the master room with ensuite can be found on the second floor, accessed via the cottage style staircase. 

Stepping outside, the garden is set over two levels. The ground level courtyard is a mid-morning suntrap, perfect for enjoying your morning coffee. Steep (some uneven) steps lead up to a decked area, with garden furniture and wonderful views over the rooftops, Braunton Burrows, Barnstaple Bay as well as the North Devon coastline including Clovelly and Hartland Point.

Located close to the centre of the village, you are within easy reach of an array of shops, restaurants, pubs and a park, and public transport links to some great beaches or the market town of Barnstaple. Just outside the town, Braunton Burrows and Crow Point (both under 4 miles) offer the perfect backdrop for scenic walks. Sand, sea and surf can be enjoyed nearby at Saunton (2.5 miles), Woolacombe (7 miles) and Croyde (5 miles). Walking enthusiasts will be spoilt for choice with the South West Coastal Path taking you across the spectacular headland to Baggy Point. The Tarka Trail is a cyclist’s haven giving easy access to the historic town of Barnstaple (6 miles).

Accommodation; 8 people in total including infants.

Lounge: Beamed living room with two comfy sofas, Wood burner effect gas fire in stone inglenook fireplace and wall mounted Smart TV and DVD player.

Kitchen/dining area: Cottage style kitchen diner with exposed beams, open fire place and log burner effect gas fire. Electric oven and gas hob. Microwave. Well stocked kitchen for cooking and baking. Extendable pine table with seating for 6-8. Larder fridge, dish washer. Drying cupboard, local artwork. Original wooden doors, access to the courtyard garden 

Utility room: With washing machine, tumble dryer and larder freezer.

Cloakroom: With walk in shower, WC and handbasin.

Stairs to first floor:

Bedroom 1: Kingsize bedroom with stripped original floorboards, a high ceiling, a large sunny double-glazed window, and a feature Victorian fireplace.

Bedroom 2: Double bedroom with high ceiling and ample storage

Bedroom 3: Twin bedroom with pine chest of drawers and hanging space, window with view to garden, original wooden doors

Bathroom: Bath with shower over, heated towel rail, WC and handbasin. 

Steep stairs to second floor;

Bedroom 4: Master double bedroom which features a skylight and views across to the burrows. Exposed beams (restricted height in certain places, as this is in the eaves of the house) and a small en-suite shower room with a shower, heated towel rail, WC and basin.

Garden: Fully enclosed rear terraced garden on three levels with steep stairs not ideal for elderly people or small toddlers unsupervised. Below is an enclosed courtyard, a suntrap with bistro table and chairs for 2, herb garden, clothes line, hose to wash dogs, boards and wetsuits and hanging rail for wetsuits. Shed for bikes and boards. Steps to middle terrace which has raised beds with wild flowers. Steep stone steps to top deck with views over the village and onwards to the burrows and hartland point. Garden with shrubs and wild flowers. Garden furniture for 8 and tables for dining.

Parking: Some roadside parking available near by, or public car park available 10 mins walk away.

Pets: Three pets welcome

Security Deposit: This property has a refundable Accidental Damage Deposit of £400, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Power & Heat: Gas central heating and electric wood burner effect fires.

Bedding & Linen: Linen and towels inclusive, please remember your own beach towels.

Notes - There is a hose and washing line for drying wetsuits and beach gear. Wifi broadband. No smoking. Travel cot, Highchair available and stairgate available. Charcoal BBQ available. Not suitable for people with mobility issues re the windy stairs inside and stairs to the garden.

Great cottage & great location. 3 bathrooms which is needed for 8 people. Ideal for exploring North Devon. Only downside is that there isn’t really any parking nearby, though it is only a 10 min walk to the public car parks where it’s £6 per day to park.

Great house and location. We loved our stay.

The Cottage fitted the brief very well; a family gathering for a wedding at Ash Barton. So we ranged from fourteen months old to grandparents and we all fitted in well and slept well! It was a home from home and didn’t feel cramped at all. I was worried about the stairs for the little ones but they just weren’t a problem. The appliances were all in good condition and worked well so that helped to make it a relaxing stay. We used Braunton Taxi for runs to and from the wedding which was over three days and again this worked well. We can also recommend the circular walk from Braunton Burrows car park to Saunton Sands and back along the Tarka Trail. Lunch at the Beachside Grill was a highlight of the walk and repeated several times!

A cosy cottage with everything you'd need - I can imagine that it would be a great place to stay in any season. The sun deck is particularly sunny late afternoon for tea or drinks so we enjoyed that enormously. It also has 3 bathrooms which was very helpful to our group. The walk into the village for shops and restaurants quick and easy as is access to the coast path. Parking was not a problem. The owner very kindly found and sent back to me some earrings i'd left behind.
