Description

This traditional and characterful home is the ideal place for a countryside retreat. The village of Sco Ruston, located just 2 miles from Coltishall, is known as the ‘Gateway to the Norfolk Broads’. This village offers guests the perfect chance to rent a boat and explore the incredible 125 miles of Broads waterways. Along with the neighbouring village of Horstead (1 mile), you’ll find plenty of local pubs and necessary amenities. Head to Hoverton (1.5 miles) to admire the area from aboard a train on the Bure Valley Railway, Norfolk’s longest narrow-gauge railway. If you are looking for a day at the beach, Sea Palling is just 11 miles away; with its sandy bays and calm waters, the beach is a firm favourite with families. The Norfolk Coast Path provides mile upon mile of picturesque walking trails.

Stepping through the front door, the beauty and character of this property are apparent straight away. The lounge/diner, complete with a fireplace and comfortable furniture, is a wonderful room in which to socialise with family and friends. An additional lounge offers more space for relaxation. The kitchen/diner is extremely well equipped for guests and offers the opportunity to cook on the property’s AGA, and there is also an additional electric oven and hob within the utility room. Upstairs plays host to the house’s 4 bedrooms and 3 bathrooms. You will find two double bedrooms, one with its own en-suite bathroom. There is then an additional twin bedroom and another bedroom with a super-king-size zip-and-link bed (which can be made into a twin on request), again with its own en-suite facilities. The family bathroom completes the accommodation.

At the rear of the property, there is a spacious enclosed lawned garden with patio area. As well as this, there is also an outdoors games room with pool table.

We enjoyed our stay after putting aside a number of disappointments, the main one being that, despite the property description, there are no en-suite shower rooms - all showers are over bath and one en-suite only has a bath. The standard of cleaning was also a let down. Having said that, the house provides great accommodation - it was beautifully warm (the Aga in the kitchen is fantastic), has lots of comfortable seating and good tables for dining, the beds are great and it’s in an excellent location for getting to many local attractions. There was a generous welcome pack and, as it was December, a lovely real Christmas tree. There is wifi in the house but it struggled to support our usage.

This lovely farm house is probably the most relaxing and comfortable we have ever stayed in. There are a couple of issues but on the whole our stay was excellent. Two living rooms provided escape when needed, I learned to use an Aga and didn't ruin anything, plenty of space for kids to run around and tables for boardgames. The children appreciated that they were in a special house and adjusted their behaviour accordingly. I would rent this house again. Unfortnately our stay was ruined by an issue with one of our cars. It ended up in the workshop for 2 days which meant we didn't see as much as we wanted but the location is great.

Manor Farm House is a wonderful, large, well-presented period property, very well equipped and with extremely comfortable beds. There is plenty of room in the house for 8 people and the games room is a great facility for the children and adults; the garden is large and is an excellent play area for children. The first-rate pubs and river activities in Coltishall are only 10 minutes away,
