A unique opportunity to stay at one of Holkham Estate’s spectacular lodges, set in beautiful countryside just outside the Estate walls. The View was a former agricultural building and has been fully renovated, to an exceptionally high standard  offering stylish, spacious accommodation with breath taking views across the neighbouring fields and marshes. The property offers a large open-plan living, kitchen, dining space, 4 comfortable bedrooms all with ample fitted wardrobes and ensuite bathroom facilities, making this property a perfect place for families and friends to relax and unwind, 4 comfortable bedrooms all with en-suite bathroom facilities. Located just moments from the ever popular town of Wells, this property is the perfect year round retreat.

One Level:
Living Area with comfortable seating, Smart TV, wood burning stove and views across the fields and salt marshes.
Kitchen with double ovens, induction hob, fridge, dishwasher and microwave, Qettle tap dispensing boiling water, and filtered drinking water, as well as normal hot and cold water.

The Holkham Estate is in an area of Outstanding Natural Beauty and home to Holkham Hall, which sits proudly at the centre of the Estate with far-reaching views over the 25,000-acres of historic parkland and woodland. One of the region’s finest and most recognisable Palladian country houses and the ancestral home of the Coke family for more than 400 years. The grounds are ideal for cycling and feature many themed walks and trails, with bike hire available close to the courtyard, restaurant and gift shop. You can even take to the water on the lake during the warmer months of the year. Just outside the walls of Holkham Park is Lady Anne’s Drive which leads down to the wide-sweeping sands and big skies of the dog friendly beach, bordered by pine woods. You will also find yourself spoilt for choice when looking to eat out. The Victoria Inn in the Holkham village serves fantastic local, seasonal cuisine from dawn to dusk (booking essential), whilst lunch can also be enjoyed at the Hall’s Courtyard Cafe or the charming Beach cafe further afield in Wells-next-the-Sea. Wells-next-the-Sea is a lively coastal town with its iconic beach huts and picturesque harbour where you can enjoy fresh shellfish or the catch of the day. Other delights nearby are Burnham Market and its sister villages, Brancaster, Cley-next-the-Sea and the town of Holt to name just a few.

The View is the most perfect place for a family holiday. It is very well equipped but the best thing is the location. There is no need to go chasing around in the car because Holkham offers everything - miles of lovely walks, cycle routes, wildlife, birds (especially the geese) - a perfect place for a relaxed holiday.

It is extremely comfortable and all your needs have been considered - it's a pleasure to be on the edge of the Holkham Estate and get all the perks (like discounts and free parking) that come with staying in a Holkham Estate property. 3rd visit to this property. Great to have 4 large double bedrooms each with unsuited. It lives up to its name as the views are amazing as is the outside space. A great location so close to Wells and Holkham. The complimentary car parking at Wells Beach and Town car park is a big plus.

An amazing, very well equipped property. The views are fantastic. We were very lucky to see lots of kites and a hare and a pheasant that went by the window most evenings. The highlight for us though was the owl that visited one evening during dusk and hovered very close to the window before swooping down for its prey. The outside space is great and the large, enclosed grassed area great for the kids to play on.

The property is amazing! For the dynamics of our family six adults and two grandchildren it ticked all the boxes. Family of four in one side and is grandparents and my second adult daughter the other. The children lived seeing all the wildlife and we enjoyed walking to wells and holkham from the property. We spent coffee time on the patio and the children enjoyed ball in the garden. Plenty of room in seclusion but at the same time close to everything we needed.

The View is even better than it looks in the photos. Having 4 large double bedrooms all with en-suites makes it perfect for multi generational get togethers. Kitchen well equipped for large group cooking and very dog friendly with the large enclosed garden. Perfect setting just a few minutes walk and you’re in the grounds of the beautiful Holkham Estate . Holkham Hall Park run a short walk from the door. Would love to return one day as definitely one of the best holiday homes we have ever stayed in.

Had some issues at the property, none resolved whilst there, lied to or not given correct information when Norfolk cottages fully aware before we arrived and poor communication back to me , well non existent apart from texts i could not reply to. 4 phone calls made and told me to complain after my 2500.00 holiday. Not good enough.
