Access Statement

Introduction
The Villas is a 5 bedroomed 3 storey property located in Embleton Village. It is approached from the public road and then via an unmade private road. Once at the property a gravel driveway leads up a gentle slope to the front door.
Car Parking is available on both the drive or the private road.


Pre-Arrival
• All guests are provided with written directions to the property
• The nearest bus stop is located on the main road passing through the village centre approx 500 metres from the property. There is a fairly steep public road leading from the village to the private road serving the property ,this is about 250 m long, with a tarmac footpath.
• Alnmouth Railway Station is 9 miles away .Berwick Railway Station is 30 miles.

Arrival & Car Parking Facilities
• Car parking is available up to within 1.5m of the front door.
• Cars can be parked on the driveway or the private road running upto and in front of the property.
• Outside the property the paths are in good repair with a mixture of gravel or riven stone pavings.
• There are 3 steps up to the front door. Alternatively access can be gained using the rear doors - here there is a single step up from the gravel path to the front onto the stone flagged path around the side and rear of the property. Through a gate with a minimum clear opening of 86cm This path is generally 90cm wide but with a small pinch point which reduces the width to 86cm due to protruding stonework .There is a further single step (15cm) down to the rear double access doors. The doors have a 2cm high thresh.
• The rear garden includes riven stone flagged sitting areas with 2 single steps which are 20 and 24cm high.


Main Entrance
• The main entrance is via the front door.
• There is PIR operated lighting outside the front door.
• Access to the front door is via 3 steps of 15cm and then a level thresh of through a door 120 cm wide. The keyhole is 125cm high. The key must be turned to the right .
• The front door opens into an inner lobby c. 1.1m x 2m .There is then an inward opening door to the hall area and this is hinged on the right. The flooring to the inner lobby is coir matting then carpet throughout the entrance hall.
• The lights switch is on the left hand side .
• The inner lobby includes the electric distribution board which is at high level and requires step ladder access. (Steps are located in understairs cupboard)


Main Hall
• From the hallway there is access to the lounge and the kitchen dining area and the  stairs to the upper floors.
• Except where noted otherwise , all the internal doors throughout the property have brass victorian knob handles and the doors are 80cm clear opening width .
• The staircase is a straight flight upto a single quarter landing after which are 2 steps go to either the left or right to access the bathroom or the first floor landing/bedrooms.There is a handrail on the right hand side.
• The area is evenly lit with pendant lights.


Lounge (off ground floor hall)
• The floor is carpeted and there are 2 nr 3-4 person settees.
• There is a central lighting pendant and 2 nr occasional table lamps.
• A tv cabinet houses the television and sky/dvd box with remote controls.
• There is an open fire place in which to burn logs only.
• Low level window with safety glass to the lower sliding sashes.


Bedrooms
• There are 3 first floor bedrooms - 2 x king sized (one of which is zip-and-link so can be twin on request),1 x twin (zip-and-link beds so can be made into super-king on request).The doors are 80cm clear opening.
• There is a over 900mm to the sides of the beds,
• Lighting is provided by a single ceiling light and bedside table lamps
• There are wardrobes and drawers in each room.
• The floors are all carpeted .
• One double bedroom has access to an ensuite shower/dressing room with both carpet and tiled flooring .This ensuite has a pedestal basin , closet wc and a low level access shower.


Bathroom - First Floor
• There is a wash hand basin on a pedestal , 880mm high.
• There is a 1700mm bath with a shower attachment and a separate curved shower cubicle with a 25cm step into it.
• There are lever taps on both the basin and the bath.
• The WC seat is 400mm from the floor and flushed via a lever handle .
• The flooring is linoleum.


First Floor Landing
• The landing is carpeted and illuminated by pendant light fittings.
• The second staircase is a straight flight with a top winder providing accost the second floor landing.
• It is evenly lit with pendant and spot light fittings.


Second Floor Bedrooms
• There are two large bedrooms off a small landing .1x Double and 1 x Twin.
• All floors are carpeted and the landing /bedrooms are evenly lit with ceiling spotlights, plus bedside lights.
• Each bedroom has wardrobes /hanging spaces and drawers for storage.
• The beds have over 900mm of access to all sides.


Second Floor Bathroom
• There is a wall mounted wash hand basin 830mm high with a wall mounted vanity cupboard below .
• There is a curved shower cubicle with a 20cm step into it
• There are lever taps on the basin.
• The WC seat is 400mm from the floor and flushed via a lever handle.
• The flooring is tiled.


Kitchen / Dining Area (ground floor)
• Accessed from the main hallway the kitchen leads onto the open plan dining area and beyond to the rear living room , utility and w.c.
• The floors are a mixture of ceramic tiles and timber boarding.There is a small lip of 25mm between the differing floor finishes between the kitchen and dining area.
• The kitchen includes an electric range cooker,painted fitted kitchen with cupboards and drawers , oak and granite worktops.
• There is fire blanket on the wall near the hob.
• The work surface is 92cm high and 60cm deep. The belfast sink and electric hob are also at 92cm high.
• Above the hob is an extractor unit which operates by controls at the front, there are wall cupboards as well as under bench cupboards and drawers.
• A microwave is also available on the worktop
• The dishwasher is under bench to the left of the sink. The door opens from the top downwards
• Catering standard crockery is provided in the cupboards above and below the work surfaces. Glasses and cups etc are in the wall cupboards.
• The electric oven can be accessed from the front. The oven door grill is under bench height.
• There is a music system in the dining area.
• The timber dining table is size 90cm wide x 220 cm long x 76 cm high and comes with 6 dining chairs ( 2 carvers ,4 plain ) and a bench proving seating for upto 10 people.
• There is an open fire in which logs may be burnt.
• There are low level sliding sash windows to the front of the property with safety glass to the lower panes.
• Lighting is via central pendants and under unit lights to the kitchen.
• Access to the utility room and rear door and second living room.


Utility/WC
• The wc door is operated by a farmhouse style suffolk latch.
• There is a pedestal wash hand basin with lever taps and a closet wc with lever flush. The wc may provide difficult access to wheelchair users.
• Washer /dryer, the oil fired boiler and secondary fridge freezer are located here.
• Lighting is by ceiling mounted spots.
• Flooring is ceramic tiling.
• There is a front loading washing/drying machine.
• The washer dryer is 60cm wide and 86cm high.


Rear Living Room
• From the kitchen is a farmhouse style door, with suffolk latch, leading to a rear lobby and the rear entrance door 76cm clear opening width .This external door is 90cm clear opening width and there is a 4 cm thresh and the door has lever handles.
• From the lobby are 2 nr 10 cm steps to the rear living room. The living room floor is carpeted.
• A range of wall,ceiling and feature lights are controlled by a dimmer switch to the right hand wall at the top of these steps.
• A 3 piece suite provides seating for 6-7 people and a window bench seat provides space for 3-4 more.
• There is a large inglenook fireplace housing log burning stove . Instructions for use of the stove are provided in the Welcome Pack.


Outdoor Facilities
• There are grassed areas outside the front of the property.
• To the rear is an enclosed garden mainly laid to grass.
• There are riven stone paved sitting areas at differing heights with both formal and informal seating and tables
• Access to the grassed areas is via a stone steps of various heights.
• There is lighting to the paths around the rear of the property operated from within.

• There is a small supermarket and post office in the village and a garage selling fuel and day-to-day essentials.

Additional Information
• Windows throughout the property area mix of new and original sliding sash windows or ( second floor ) velux roof windows. The original sash windows include the old float glass which is distorted and more fragile than new glass.Those windows/sashes below 900mm are fitted with safety glass but care should be taken when operating the sash windows. Some of the sashes will not open at all and should not be forced.

Description

This detached three-storey property is set above a golf club just outside the rural village of Embleton and has views across the popular links course towards the beach and Dunstanburgh Castle in the distance. Walk to the gloriously wide sandy beach at Embleton Bay, half a mile away, and head north towards the delightful village of Newton-by-the-Sea (3 miles) or south along the beach to the majestic ruins of Dunstanburgh Castle (2 miles). Windsurfing and sailing are both popular pursuits here and the surrounding area is well known for its excellent birdwatching opportunities. The seaside resort and fishing port of Seahouses (7 miles) offers boat trips to Farne Islands, a group of islands teeming with birds and seals, and the village of Bamburgh (10 miles) is known for its imposing castle, spectacular coastline and walking trails.

A lounge to the front of the house features comfortable seating set around an open fire as well as a selection of books and games, and has views of the beach and castle. The open-plan kitchen/dining area includes a range-style cooker and another open fire as well as a wine cooler, music system and a wooden refectory-style table with seating for up to ten people. The rear lounge has doors to the garden and features a wood burner in an inglenook fireplace. Three of the bedrooms are on the first floor and comprise a king-size bedroom with a dressing area and an en-suite shower room, a twin bedroom with inland views, and a double bedroom with sea views. A lovely bathroom on this floor features a bath and a shower. The last two bedrooms are on the second floor and include a king-size zip-and-link bed that can be set up as twin beds on request and a twin bedroom with zip-and-link beds that can be set up as a king on request. The bedrooms share a Jack and Jill shower room.

The enclosed rear garden includes garden furniture and a BBQ.

We were the last of our party to get there and everyone was texting us saying that we would not be disappointed...and we weren't. It is a spectacular house with generous size rooms for us to spill out into. The two lounges offered more flexibility for our group to diversify our activities in the evenings. The views from the house were beautiful and varied with the mood-changing weather. It was impossible to resist early walks down to the beach on the sunny mornings. We walked south to Crastor one day and north to Newton-on-the-Sea on another. Cragside, Alnmouth, Farne Islands, Holy Island and Warkworth Castle are all within easy reach. The Greys Inn was so good to eat and drink in we went a few times. Comfortable beds, powerful showers, great views and the most spectacular Aurora sighting on our first night. We couldn't fault this place.
