Access Statement

ntroduction
Topcliffe Beadnell, is a 2-storey sea front semi-detached property overlooking the sea. It is approached
from the road with mixed surface drive for parking. There is a ramp up to the main house front door, once
inside the accommodation is on 2 levels. The main access to the house is to the rear, along a concrete path
with a wooden gate hinged to the right with a ring latch handle. The private garden is a mix of concrete
pathways, grass and gravel with natural borders, hedges and raised planting beds and pots.
Pre-Arrival
• We have an extensive website, where you can view a full description and photographs, plus a google location map.
• Enquiries can be made directly from the website via email, or via telephone or by letter.
• All guests are provided with written directions to the cottage (available on request in dyslexia friendly font
- Lexia)
• The nearest bus stop is 100m away. Chathill railway station is 5 miles away.
• Taxis can be booked by telephone - see our Welcome Folder useful numbers.

Arrival and Car Parking Facilities
• Car parking is available on the private drive. A level path runs to the back door, and a ramp leads to the
main house front door.

Main Entrance and Reception
• The main entrance is the back door. The key for this door is located in the key safe to the right of the
door - you will receive the code with your directions.
• The door is 74cm wide hinged on the left and is up 2 steps, the 1st step is 8cm high, 160cm wide, 38cm
depth, the 2nd step is 88cm wide, 24cm high. The door open into the kitchen which has Karndean laminate wood effect flooring throughout.
• The front door 74cm wide opens into the hall area and is hinged on the left. There is an inner hall door
hinged left 72cm wide and opening away from you. Through the inner door you enter the lounge with
laminate wooden floors. The light switch is on the wall on the right.
• Off the lounge is a small single bedroom, with a Jack ’n Jill (double access door) shower room) The
kitchen and dining room are through an opening from the lounge.
• On the work surface in the kitchen is the “Welcome Pack” which has all details about the cottage within it.

• Units 90cm high with laminate work surface run on both sides with an breakfast bar across a third leading
into the dining area.

• Double oven with grill under bench
• Ceramic hob with extractor fan above.
• The dining table is 203cm wide, 105cm deep, 75cm in height there are 6 chairs 49cm high.

Small Passageway
• on the left (under stairs) is a cupboard housing the fuse box and useful storage area.
• on the right the hall way entrance to the small shower room. Quadrant cubicle with sliding doors providing
an entrance of 34cm wide. Toilet 41cm high. Basin 81cm high, 49cm wide.
Single ground floor bedroom
• Door 71cm wide into a small single bedroom with a 3’ bed. Access door into the shower room (details
above).
Lounge
• There is 1 x 3 seater sofa seat height 43cm, 1 x 2 seater sofa seat height 43cm and an armchair seat
height 44cm.
• Smart TV.
• Log burning stove.
• Front windows with sea views.
• There is a small bookcase holding a small library of books, maps, CDs, DVDs etc

• Exiting from the kitchen door, there is a sunny garden area which has multi surfaces, pathways, flags,
grass therefore uneven surface.
• Bushes and border surround 2 sides, fencing and a gate make this an enclosed garden, although not escape proof for dogs or children.
• Garden table and chairs, available for guests to use.
• Oil tank is also situated in the garden.
Upstairs
• The stairs to the first floor bedrooms and bathrooms are steep. 15 steps, 84cm wide, 23cm tread 18riser.

Bedroom 1
• To left at top of stairs is a Super King Double room (this bed can be set up as two 3’ singles on request.
Window has sea views.
• The door is hinged on the right and opened by lever handle
• All bedding is cotton or percale with non-feather pillows and quilt.
• The space to the left of the bed is over 80cm.
• The space to the right of the bed is over 80cm.
• The main room light has a switch next to the door . There are two separate bedside lamps available one
each side of the bed.

Bathroom
• Also off the landing is the bathroom,
• The door is hinged on the left and opens by lever handle into the bathroom. The bath is in front of you
55cm high, 165cm long, 86cm wide with shower over. there is a fixed glass screen over bath 132cm high,
80cm long. There is switch outside the bathroom door on the right to operate the shower.
• The 49cm wide, 81cm high basin is situated the right, as is the toilet which is 41cm high.
Bedroom 2
• To the right off the landing the door is hinged on the right opens in to a spacious bedroom where the beds
can be a superking double or set up as 2 x 3’ twin beds. there is a Velux window towards the sea and two
side windows in the gable end. The wardrobe is set within the eaves of the room which has some sloped
head height.
• All bedding is cotton or percale with non-feather pillows and quilt.
• The light switch is to the left as you enter the room.
• There is a chest of drawers .

Tastefully furnished in coastal hues, this property is a great base from which to explore the Northumberland Coast, is only 20 minutes from the A1 and ideal to explore further afield and the inland areas of Alnwick, Rothbury, Wooler and the Cheviot hills.

Set right on the sea front in Beadnell, it is close to the village shop, and pubs/restaurants in the village, the property is ideal for couples, small groups of friends and families.

Bringing Your Dog on Holiay to Topcliffe

Topcliffe welcomes well behaved dogs (up to 2) @ £25.00 per dog per week or part thereof. When you book you will be asked to provide some information about your pet which will aide the owner in ensuring that the property is set up to welcome them.

A bit of K9 etiquette should be observed during your stay:-

  • Your pet should not be left in the property unattended (unless crated - crates can be hired)
  • Your pet should not be allowed in the bedrooms or on furniture
  • On booking for your pet, you are confirming that it is fully up to date on its flea treatment.

Notes and special conditions

• If you are a larger group of up to 9, four guests can be accommodated in the adjacent property The Haven - sorry neither property accepts diving, stag or hen parties.

I was a little worried after reading earlier reviews of this property but I need not have worried as it was lovely. It was clean and spacious for a family of 4, well equipped modern kitchen and lovely and warm. Excellent location in front of the sea and great for exploring Bamburgh, Alnwick and the surrounding areas. The welcome tray was helpful too as we forgot milk on our arrival and the general store seems to be closed at the moment. Having two bathrooms was helpful and the bedrooms were clean and comfortable with plenty of storage. Overall we had a lovely stay and stay there again.

We stayed here 3 years ago and it was a nice, comfortable cottage so used it again. However we wish the latest reviews had been available when we booked this time. There are damp patches on the front and side walls with the main front bedroom being the worse - the room constantly smelt damp and any clothes left in the room picked up the same damp smell. In our opinion this needs sorting quickly as it is uncomfortable to stay in and does not justify the price we paid. The mattress and broken blind remain as per previous reviews. Unfortunately the condition of the property spoiled what was otherwise an enjoyable week.

Topcliffe is positioned in a fantastic location on the coast at Beadnell. The kitchen is well appointed and the living room comfortable. It is a good location from which to explore north Northumberland. We thoroughly enjoyed our holiday here, there is lots to do and see in the local area and plenty of sea air.

The best aspect of this property is its location: a sea view, close the shop and local pub and restaurant. Location cannot be faulted and we have had a very nice 2w stay in Northumberland using this place as a base for daily excursions. We saw puffins, pod of dolphins, visited historical sites, had great walks and even had a few really nice beach days. However, I sadly cannot recommend the cottage nor the service we have received. The property appeared to us a little run down with stains on walls present in most rooms and blistering wallpaper in others. There were initially problems with the boiler which got fixed during our stay, but there were also broken blinds which meant that it was difficult to get a good night sleep with sunrise being early in Summer. The latter wasn't fixed and after a few attempts to bring to agency attention, I gave up. The labelling around the house and the manuals for the property have not been reviewed for some time. I am really saddened having to write this as the property has an amazing potential as a holiday let and I wish well to tourism business in this area as it's a very remarkable place having something to offer for almost everyone. There's nothing original nor cottage about this Original Cottage offering. Topcliffe was a semidetached house that clearly has seen better days. I think particularly tourists from outside of the UK may find it very disappointing but perhaps its symptomatic of how unaffordable housing and house maintenance has become in the UK. For comparison, within the last 4 years, I visited Northumberland staying Youth Hostel Association and considering the price tag had a much better experience and received a far more caring service. This is what I would still recommend though I appreciate it may not be appropriate for every family.

We first stayed here in 2017, when the property had recently been refurbished and was in excellent condition. We have visited twice more prior to this visit. We were therefore shocked and disappointed to find the property does not seem to have been redecorated since then, and displays signs of wear and tear through out.We are sorry to say that we could not recommend the property in this condition, and would seek reassurance that remedial work had been completed before considering booking again. Although the house location is excellent we are seeking alternative accommodation.

The house is in an amazing village and location right opposite the beach. The kitchen is well equipped and has a lovely seating area where you can watch the sea which eating your breakfast. The beds and blinds need some upgrades as they were uncomfortable and or broken. Welcome book was also out of date and incorrect.

This is a wonderfully equipped cottage which is spacious and has everything you could need in the way of kitchen appliances and the central heating worked well on a very cold wet day. It is in an amazing position overlooking the sea and the Farne Islands. There is sheltered private garden at the rear of the property which was wonderful on the sunny days in May. There are two very good inns serving excellent meals within a short walk and a fish and chip van nearby on a weekend. Plenty of local literature in the cottage and a huge television and a log fire in the lounge. We hope to return next year.

Well equipped cottage in a great location for the beaches of Beadnell. Sadly let down by the decor. Paint peeling off the walls and damp in upstairs bedroom which was sitting on the walls. When we arrived the heating wasn’t on and it felt cold, something you don’t want after a long journey. Upstairs Mattress is uncomfortable. Garden not fully enclosed. New fence all the way round which for some reason stops leaving a small gap into next door so couldn’t let my dogs loose in there. This has the potential to be a really lovely place due to its location but in its current condition, is in my opinion, unacceptable as a holiday let.

Spent Christmas 2023 here with the family; 5 &2 dogs. Would return. Amazing cottage. Warm, comfortable with a wood burner. Kitchen is really big with good appliances and table for 6 people. Has a dishwasher, washer/dryer, single oven and microwave. Lots of pots and pans but needs new chopping boards and oven cooking trays. Did dishwasher all of the crockery before using it as needed a good clean. No oven gloves though so had to use the tea towel instead. Has an enclosed garden that can do with some work and tidying but still ok. 3 bedrooms. Both upstairs bedrooms could do with replacing a mattress in each as you sink in the middle so not really the comfortable. Both bathrooms had been cleaned so no black mould. Has an Illy coffee machine so took some pods with us to use. Cottage didn’t have anywhere to hang coats up so some hooks on the back of the bedroom doors would be useful. Overall a really good cottage, clean, tidy and not a lot of broken items which you find in some places. Great location as had 2 beaches within walking distance and shops in seahouses for essentials if needed. Would stay again as so quiet and peaceful.

Topcliffe is in a fantastic location just across from the beach, and close to the village amenities. It's marketed as 4 star - it certainly isn't at the moment (Nov 2023), but could be with a few repairs/upgrades and decoration throughout. I'd be interested to know what the 'completed part 1 of the renovations' were, as we couldn't see anything 'completed' except a new gate to the back which is very cheap and already scrapes on the ground and can blow open. Some things were missing, e.g. the stated 'DVD facility', and initial supply of logs. None of this detracted from a great week! The house is warm and cosy, except from the stair area which stays pretty cold. Dining kitchen is large and, with a couple of exceptions, well kitted out. Large TV and fire make for cosy evenings. If it was renovated and upgraded we'd certainly return.
