The upside-down living concept of Pavilion provides panoramic, far-reaching views of the River Alde, including the iconic Orford Ness Lighthouse and Orford Ness Nature Reserve. Quite arguably, this house boasts the best view and best location in the whole of Orford, especially with its unique position next to the Sailing Club, offering one of the best views on the Suffolk Coast.
Furnished in timeless coastal chic style, the house emphasizes its breathtaking surroundings. The open-plan living area is flooded with light thanks to numerous windows and bi-folding doors that open onto a large balcony. Here, you can savor the spectacular views while dining al fresco or enjoying a glass of wine as the sun sets. The balcony wraps around the entire first floor, with staircases leading to both the second and ground floors. The second-floor master bedroom offers a holiday to remember, featuring the best views in the house due to its elevated position. It includes an en-suite bathroom and a large, private balcony—utterly romantic and absolutely Instagram-worthy.
The grounds are equally impressive, with 5 acres of private garden tended to weekly by a private gardener. This little kingdom is yours to explore. A heated outdoor swimming pool, accessible from the ground floor or garden, is available for guest use between May and September, making it a great place for adults and children alike. There's even a separate changing room off the terrace to keep your swimming gear close at hand. Just across the river path, another section of land offers direct access to the waters of the River Alde, perfect for a sundowner while observing river activity or launching a small dinghy if you wish to bring your own.

Snug room: Smart TV and comfortable seating.
Bedroom 5: King bed, sofa, dressing table and wardrobe. Ensuite Bathroom: Bath with overhead shower, w.c., basin and heated towel rail.
Family Bathroom: Bath, w.c., basin and heated towel rail.
FIRST FLOOR
Open Plan Room with Sitting area: Comfortable seating and ceiling suspended TV showing SKY and Netflix. Bifold doors lead out onto the decking, Dining area: Table and chairs for 10 people, Kitchen area: Hand-built with Nespresso (Pixie) Coffee Machine (Pods not provided), Miele Coffee Machine (Bean not included), Dishwasher, Fridge, Freezer, Microwave, Double oven, warming drawer, wine fridge and boiling water tap. Doors lead out to the surrounding balcony.
SECOND FLOOR
Master Bedroom: Superking bed, electronic telescope, desk and wall-mounted TV. Doors leading out to a private balcony. Ensuite Shower Room: Shower cubicle, w.c., basin and heated towel rail. There is also a small dressing room.
Outside: 5 acres of private grounds are laid to lawn including a large, open pond, and heated swimming pool. Across the public footpath is a secondary piece of land for launching dinghies.
Parking: Off-street parking for up to 5 cars.
Heating: Oil-fired central heating.
Notes: Wifi, bed linen and towels provided. There is a large unfenced pond in the garden, therefore children must be supervised at all times. Although pictured, the woodburning stove and Egg barbecue are not provided with the rental of Pavilion. However, a gas BBQ is provided by the pool. A gardener visits the house every Tuesday and Friday between the times of 8.30 am - 2.30 pm. The pool is heated between May-September ONLY. An electric vehicle charging point is available.
Orford is an attractive small town, dominated by the remains of a 12th Century castle keep - you may like to climb to the top to enjoy the panoramic views over the town and marshes. It is also famous for Orford Ness National Nature Reserve and Havergate Island, both a delight for ornithologists and nature lovers. Sailing and boat trips are available on the River Ore, with country walks in Rendlesham Forest. It also has two pubs, two excellent restaurants, a shop with post office, butcher and wonderful local bakery and chocolate shop. It is only nine miles from the beach at Aldeburgh, with the historic towns of Framlingham and Woodbridge and the world-famous Snape Maltings Concert Hall also within easy reach.
