Description

Little Ponds is the ideal holiday home in which to explore all that Sussex and Kent has to offer. Situated just outside the delightful town of Heathfield, the renowned cuckoo trail (which meanders through a 15-mile green corridor from Heathfield to Eastbourne) passes close to the cottage, ideal for both walkers and cyclists.  The beautiful, tiered garden offers several different areas in which to relax, including outside seating for al fresco suppers, a swing seat, a hot tub and sauna in a secluded chalet, and a cosy summer house. The contemporary kitchen has everything you need to prepare supper using local Sussex produce and the airy living room offers a space to relax together while the younger members enjoy the games room with football table, mini billiard table and a cupboard full of board games.  Upstairs there are three spacious bedrooms and two bathrooms, one ensuite to the master bedroom.  All in all Little Ponds is the perfect venue for a family or group of friends looking for a fun, self catering holiday.

Dining room: Dining table with 6 upholstered chairs, decorative fireplace and garden views

Living room: two soft leather sofas and 2 chairs, coffee table, smart tv with surround sound and French doors leading to the private terrace and garden

Games room:  Wide range of games, books and DVD’s, plus football table and dart board.

First Floor

Bedroom 1: king size bed, bedside tables and lamps, chest of drawers, tv, dressing room area with wardrobes and drawers

Ensuite bathroom: with bath, hand shower, heated towel rail, washbasin, wc, mirror with lights

Bedroom 2: double bedroom, fitted wardrobes, dressing table, bedside lights, tv.

Bedroom 3: twin beds, bedside table, and lamp, fitted wardrobes, chest of drawers

Shower room: large walk-in shower, washbasin, wc, mirror with lights, heated towel rail

Heating: Oil central heating

Also provided: Wi-Fi, hairdryer in each bedroom, highchair, travel cot

Notes: The sauna and inflatable hot tub are available for guests use at an additional charge of £50 each but must be requested at time of booking- This must be made clear at time of booking so that it can be prepared ahead of stay. 

Pets: One dog is allowed and although the garden is mainly secure, if your dog is an escapee there are areas where the dog could find a way out.

Parking: private hard standing parking for up to 3 cars     

Out and About:

Whether you want to visit Royal Tunbridge Wells with its history and unique shops in the Pantilles area, pop to the beach at Pevensey Bay, visit Bateman’s, Rudyard Kipling’s former home or take a picnic to Glyndebourne, Little Ponds is a perfect location to base yourself. The market town of Heathfield is only 1.5 miles away and has a market every Saturday selling fresh local produce. The Star Inn at Waldron is approximately 1.5 miles away and serves food and snacks.  If you’re a golfer, Horam Park and Wellhurst Golf Club, are just 3 and 4 miles respectively from the cottage. The seaside town of Eastbourne is a 30-minute drive away and has 3 long miles of seafront.  Visit the Beachy Head story exhibition with tales of history and smugglers past and afterwards explore the stunning Seven Sisters country park.

We found the property very spacious for a family of four. A lovely tiered garden that captures plenty of sun, a clean large usable patio set (with foot stalls), and a small table and chairs at the top of the garden, ideal for a sunrise cuppa and toast. We loved the clean through lounge that had a couple of sofas and two big chairs, plus a large dining table and six chairs, all whilst feeling uncluttered and open. I personally found the slow draining shower a bit of an issue as we thought a long shower could lead to flooding in the bathroom, it would be great if the owner checked if that could be improved. In the kitchen the cutlery, cookware, crockery, kettle, fridge, cups and glasses were all refreshingly clean. All in all a great stay and would definitely book again.

The house was very comfy - great lounge for relaxing of an evening - with plenty of sofa space for two adults and two grown up children. Fantastically well equipped kitchen with every utensil you could need! The garden is beautiful and had lots of lovely seating areas and nice outdoor dining furniture. The sauna and hot tub were great and were fun to relax in when we had a rainy day. The area/location is gorgeous - the countryside is so very pretty. We loved Pevensey Bay and the coastline along there in the direction of Eastbourne. Our son enjoyed fishing at Horam (very inexpensive day passes). Scotney Castle and Bateman’s were superb National Trust properties and we spent many happy hours there. The hotel/pub/restaurant ‘The Middle House’ in Mayfield is fantastic (the pies were delicious) and has stunning views. We saw lots of wildlife and enjoyed woodland walks. We had such a lovely week in this relaxing quiet space.

Beautiful secluded property with excellent facilities. The hot tub and sauna (additional charge) were a dream and well kept. The kitchen and bathroom are very modern and the games room is a welcome addition to occupy large families. The rooms are cozy, if a little dated, but everything was very clean. We benefited from a travel cot (included) with a lovely thick, firm mattress for our baby. As we visited at Christmas it was thoughtfully decorated and we had a wonderful time.
