Access Statement

The lodge is situated on a farm track (no gates to open). Immediately adjacent to the property is a fenced-off parking area with a wide gateway but there is also plenty of room for car parking and turning round outside this area.  The side door is accessed via a paved area and doorstep.  There is ramped access onto the large front decked balcony with three sets of French windows (two into lounge and one into downstairs twin bedroom).  The French windows have low sills. 

 

There are no steps within the ground floor of the lodge and there is new oak flooring throughout, except the shower room which is tiled.  The living room, kitchen and dining room areas are open plan and the doors to the utility area, twin bedroom and downstairs shower room are 820mm wide.  The walk in shower is set low to the ground so has a very small step (less than 2ins) into it. 

 

All internal doors have latch handles.  Walls are painted in pale colours and rooms are well lit with ceiling lights and lamps are provided in the bedrooms and the living room.  There is a colour TV and DVD player with remote controls.  There is full central heating throughout with thermostatic valve controls.  There is a large wood-burning stove in the lounge. 

 

The stairs have a handrail on one side and lead up to the double bedroom.  The stairs, bedroom and mezzanine room are all carpeted and the bathroom has a tiled floor.  The mezzanine area overlooks the main living area and is accessed through the upstairs bedroom with a step in the doorway between the two. 

 

A garden table and chairs to seat four are provided on the large balcony and a small table and two chairs on the upstairs balcony.  A barbecue can be provided by arrangement.  The large balcony over the pond is gated at both ends and railed on all sides, however the garden areas around the lodge are not completely child or pet proof and children must be accompanied at all times by a responsible adult due to the close proximity of the water. 

 

The nearest railway station is 4 miles away at Caersws and National Express buses stop at Llanidloes (4 miles).  Shops and places to eat and drink can be found in Llanidloes.

 

There is no telephone at the property, however most mobile phones have operational coverage inside the lodge (some networks are better than others).  There is an information pack and OS map of the locality.

Description

This high-quality wooden lodge cottage near Llanidloes is on the owners' farm a mile from the village of Trefeglwys (which has a pub serving food) and 4 miles north of Llanidloes in beautiful, unspoilt Mid Wales countryside. The lodge is in a secluded, idyllic setting in the trees, overlooking a pond, stream and hillside, yet just a few metres from the shared facilities on site.

The cottage has WiFi and benefits from gas central heating.

Ground Floor:

Open-Plan Living Area with oak flooring, sofas, wood burning stove (initial basket of logs provided), Freeview TV, DVD player and two sets of French windown opening onto a decking area with garden furniture, overlooking the pond; dining area with table and chairs; fitted Kitchen with electric oven, gas hob, extractor hood, microwave, integrated fridge and dishwasher.

Utility Room with freezer and washer dryer.

Bedroom 1 with Zip & Link either 2 singles or super king.

Shower Room adjacent, with walk-in shower enclosure, WC, basin, extractor fan and heated towel rail.

First Floor:

Bedroom 2 with double bed and French windows to small balcony with bistro table and two chairs.

En Suite with shower over the bath, WC, basin, extractor fan.

Reading Area mezzanine accessed from the bedroom, overlooking the living room.

Parking for one or two cars adjacent.

Outside Decking overlooking the pond (unfenced), garden furniture, barbecue; access to farmland and shared games facilities nearby:

Games Room with table tennis, air hockey and pool table.

Outdoor Facilities including children’s play area, junior football pitch and full sized tennis court.

Good walking from the door, watersports at Llyn Clywedog, walking and biking at Hafren Forest, and some interesting market towns and attractions within easy reach. There is a pub in the village, just over a mile away and a good range of facilities in Llanidloes, 4 miles away. It is just 35 miles to the coast at Aberdyfi and to the stunning scenery of the south Snowdonia National Park.

We stayed for 7 days on this beautiful chalet, surrounded by trees, feeding birds and squirrels on the decking overlooking the pond, The dog was allowed in most of the fields as the cattle and sheep has been brought in for the winter, and as the darkness arrived we lit the wood burner every evening. This is a good base for exploring mid Wales. We thoroughly enjoyed our stay here.

Perfect. The views from Derw Lodge are phenomenal. It's on a working farm so there were views of cows and sheep in fields right next to the lodge. A DVD player is provided though with a list of DVDs available from the hosts. The upstairs mezzanine has its own small living area which was perfect for our teen, they had their own 'flat' but were still there just above the main living room. There are plenty of walks direct from the farm, our dog came home very tired from all the walking! It's ideally located for any other site seeing that you may want to do. Log burner for those cooler nights as well. Everything was provided and the washer/dryer was invaluable for the weather we had when we stayed. I'd highly recommend it
